Prices are torture, rent is oppressive

In 2025, rents in Ukraine skyrocketed. One-room apartments remain at the peak of demand, despite the unspeakable prices. Want to rent? Get ready to give almost half of your salary, because the average salary in Ukraine is 26.9 thousand hryvnias. In Uzhgorod, “odnushki” at the end of the year cost an average of 21.3 thousand hryvnias! In Lviv, similar housing costs about 17 thousand hryvnias. This is data from the annual report of one of the real estate portals.

The demand for rental apartments has only grown, and prices have risen in all regions. Tenants have fallen under the financial wheel, as the ratio of average salary to rental cost has decreased, indicating a sharp deterioration in housing affordability. Interest in renting among Ukrainians prevails. This is evident not only from market figures, but also from Google Trends. And although previously the most sought-after housing was in the eastern regions and the capital, now views are increasingly turning to the western regions. Is this fair?

This change is related to internal migration, people fleeing to safer regions. And we are not only talking about Lviv and Uzhhorod - new rental centers are appearing in western and central cities, where there is still a chance to find something more affordable. However, remember: prices are growing at a crazy pace.

In the structure of demand, tenants choose one-room apartments, but interest in larger housing - two- and three-room apartments - is noticeably growing. Families, immigrants, couples are sculpting comfort, and this year realtors are recording their growing attention. After the crazy season in summer and autumn, demand has decreased slightly, bringing a negligible slight correction in prices. But no one will rewrite the general trend of rising prices.

And what a shock! Uzhgorod and Lviv remain the most expensive. The rental cost of “odnushki” there significantly exceeded even Kyiv. Uzhgorod – 21.3 thousand, Lviv – 17 thousand, and the capital only 16 thousand. Ivano-Frankivsk was inviting, it already costs 16 thousand, an increase of 15%.

But the most insane growth can be boasted by the results from cities that were available only recently. Kropyvnytskyi soared to 33%! Cherkasy (+28%), Mykolaiv and Zhytomyr (+20%), Odesa (+18%)… Their prices have finally outpaced interest, but they still remain far behind the Western leaders.

The end of 2025 reveals a ridiculously cheap reality: Odesa – about 10 thousand, Dnipro – 10.5 thousand. The difference is in the factor of security, demand and solvency. The authorities are fundamentally not solving the problem of outdated housing stock. Social rent? So far, only promises, not reality.

The situation demands action! Our independence is being trampled on by the thirst for profit. We are just painting the squares!
